BUYERS GUIDE TO SUCCESS

As your BUYER agent, I wanted to confirm what our number ONE goal is as I partner with you in the search and purchase of what could be a first time home, downsize or upgrade, relocation from another state or locale, or investment property.  This is one of the largest purchases you will be making in your life so choosing the right team to work with is a critical step.

1. I will do everything to help you make the best buy, in the most timely fashion.  I incorporate 19 years of Real Estate know-how into every single client.  My motto is "I want you to feel as though you're the only person I am working with." This means you have MY personal guarantee I will make myself as available as possible, no matter what.

2. I make the investment of time and energy all up front in the process of looking for the right home or property.  The commission structure is a bit different so pay will be negotiated prior to starting your search.  Buyers and Sellers can now pay for the services of an experienced agent who will work on their behalf and for their best interests.

3. I'll do the searching for you. When I understand fully what you're looking for, I will research the market, get the information on the property, and schedule all the appointments and showings.  This means I am "Actively Listening"

4. I will set my Buyer up on an email prospector. This is real-time information set to your criteria. You will receive emails with any new listings, price changes and status changes. You will have the ability to save homes you like, make notes and reject those homes that you do not want.  Very effective in a fast paced market.

5. As your Real Estate representative, it is my business and priority to help determine a fair market value for the home you choose, get the best deal completed and closed on time, and do it with as little inconvenience to you as possible. NEGOTIATIONS are important and I anticipate Speed Bumps.

All I ask in return is that when you do decide to purchase a property, that you allow me to handle the transaction. I am confident that we will find the perfect property that will best suit your unique needs. If you ever have any questions, need more information, or would like to view any property on the market, please let me know. I also stay on top of the foreclosure market and can notify you as soon as new REO properties in the area become available.  I am heavily VESTED in the distressed property industry.

Every sale no matter how small or large deserves the highest level of customer attention. LENDERS and TAX CREDITS

As your REALTOR®, I want you to have the most information possible. Before you decide to start viewing potential properties GET WITH A LENDER. I always suggest at least 2-3 lender's to make sure you achieve the best set of rates you can. Some lender's offer different packages than others do. They will also look at your credit and credentials and give you an idea of what price range to look in before you locate your dream home only to find out it's priced to high. Ask your lender how you can roll in certain renovations like a possible replacement of an old heat pump or putting in new energy efficient windows, directly into your loan. The government is offering tax credits for these energy saving items. Check out http://www.irs.gov and search for tax credits for more information.
